Costs, Fees, and Included Value
What Will My Monthly Costs Look Like?
Recurring Monthly Charges:
Base Rent, plus:

Required Monthly Costs Paid to Others:

Fees We Do Charge (There's Not Many!)
Required Monthly:
-Internet ($50/mo.)
-Valet Trash ($25/mo.)
-Water/Sewer ($30-$35/mo.) depending on floor plan
One-time Move-in Fees:
-Application Fee: $40/adult
-Lease Initiation Fee: $200
Possible Fees Depending on Your Situation:
Pets:
-Pet Rent: $35-$50/mo.
-Pet DNA Swab: $50/dog, one-time
-Petscreening: $40/year
-Pet Waste Violation: $100-$350 depending on number of violations (Just pick up your dog poop to avoid this one!)
-Refer to our Pet Policy for Additional Information and Applicable Charges for your Pet
Incidental Fees:
-Late Fee: 10% of rent, charged after the grace period to pay
-Eviction Turnover Fee: $50 (If we have to send you to our lawyers to be evicted)
-Key/Fob Replacements: $20-$50. If you lose your keys or access fob, you'll have to pay to replace it.
-Forced Liability Coverage: $25/mo. If you do not submit Renter's Insurance coverage and/or it does not meet lease requirements, you will be placed on a liability policy through ePremium and charged $25/mo. until we receive proper documentation of your policy
Payment Processing Fees
Depending on how you pay rent, there may be a fee charged by our card processor partner, Aptexx:
-Certified Funds: No Fee
-ACH (e-check): No Fee
-Debit Card: $5.99 Flat Fee
-Credit Card: 3%-5% Transaction Fee Depending on Card
